A South Carolina developer plans a 184-room hotel in a section of the Fenway being transformed by a succession of residential and mixed-use projects.

The 110,000-square-foot hotel designed by South Boston-based architects Group One Partners would include a 4,600-square-foot restaurant and 82 below-grade parking spaces, according to plans submitted to the Boston Planning and Development Agency.

Plans call for demolition of the Shell gas station and convenience store, removal of underground storage tanks and construction of a 90-foot-tall hotel at 1251 Boylston St., with an entrance on Ipswich Street.

The applicant, Spartanburg, South Carolina-based OTO Hospitality, has developed and operates hotels for Hilton, Hyatt, Marriott and Starwood, including several recent projects for Marriott’s urban boutique brand, AC Hotels.

“The project is designed to establish a dynamic blend of uses, creating a more vibrant corner that anchors its end of the increasingly transformed Boylston Street,” the developers wrote in a project notification form.

Wellesley-based Mark Development and Buckminster Annex Corp. in May notified the BPDA of plans to redevelop four parcels at Beacon Street and Commonwealth Avenue near Kenmore Square with two hotels containing 763 guest rooms. No formal proposal has been submitted.
