Tisoped Corp. of New York has acquired 44 School St. in downtown Boston for $20 million from 44 School Street LLC.

The 60,446-square-foot building contains class B office space and ground-floor retail and is 99-percent leased.

NAI Hunneman Principal Robert Tito represented the seller and procured the buyer, which also acquired the House of Blues building in the Fenway neighborhood earlier this year.

"Tisoped presented ownership with an aggressive unsolicited `off-market’ offer that made it almost impossible to refuse," Tito said in a statement.

The property is located across from the Old City Hall and next to the Omni Parker House.
