The Abbey Group has been approved to redevelop yet another property in Boston’s Fenway neighborhood, this time turning a surface parking lot at 1282 Boylston St. into a 331,000-square-foot, mixed-use project.

The Boston Redevelopment Authority (BRA) gave the developer the green light for the project this week. The plan would create 210 rental units, 88,000 square feet of office space, ground floor retail and 295 underground parking spaces.

In addition to the traditional mixed-use spaces, the Abbey Group has agreed to provide 2,700 square feet of ground floor space for a community center for use by neighborhood groups like the Fenway Civic Association (FCA) and the Fenway Community Development Corp.

That community space is to include a café, but the operator of that business is still to be determined. Residents have expressed concern that the space will become less of a community place and more of a business, potentially excluding them from using the center. 

Abbey Group President David Epstein said at the BRA hearing that the company is still working to identify that operator. Matthew Brooks, a member of the board of directors of the FCA, said he had not heard who will be the leaseholder of the café space.

The developer plans to start work as early as the end of next year, and the project will create an estimated 600 union construction jobs. In addition, it should create 360 potential permanent jobs on-site, enhanced pedestrian safety by improving sidewalk widths and lighting.

The project will also incorporate a new streetscape design along the project frontage with high-quality paving materials, street furnishings and landscaping, according to the developer.
