Cambridge-based Decibel Therapeutics has leased 32,000 square feet of office and lab space at Samuels & Assoc.’s 232,000-square-foot Van Ness office tower at 1325 Boylston St. in the Fenway.

The venture-backed company which focuses on hearing loss therapies will move from 215 First St. in Cambridge in early 2017.

Decibel received $52 million in series A financing from Third Rock Ventures and SR One in 2015.

Samuels & Assoc. has positioned the spec office building as a lower-rent alternative to East Cambridge for growing life science and health care companies.

Digital health care company Optum consolidated operations at offices in Medford and Wakefield to the Van Ness after leasing 125,000 square feet earlier this year. And CRICO, a health care risk manager, relocated from 101 Main St. in Cambridge in late 2015 after leasing 45,000 square feet at the Van Ness.

The mixed-use complex also includes a 172-unit luxury apartment complex and 165,000 square feet of retail space.
