Alumni Capital Partners LLC, a venture between RF Walsh Co. and Kenney Development, has sold the Harrison Court Apartments in Boston for $21.5 million. CBRE/New England, which brokered the sale, did not release the name of the buyer.
The property was purchased by the same company that bought the James Court Apartments, according a press release. Banker & Tradesman in September reported the buyer of the James Court Apartments as a subsidiary of BlackRock Realty Advisors at the time of the sale.
Harrison Court is a 60-unit, class B apartment building located on the grounds of the original Boston College High School. It was originally converted to 60 apartments and office space in the early 1990s and subsequently master leased in 2004 to Boston University for use by the Boston University School of Medicine and the Boston University Dental School. The building is part of a larger development that also includes the 136-unit James Court Apartments.
CBRE/New England’s Simon Butler, executive vice president and partner, and Biria St. John, executive vice president and partner, exclusively represented the seller and procured the buyer.
"We are pleased to have facilitated this transaction on behalf of the seller," St. John said in a statement. "Harrison Court comes on the heels of the recent sale of James Court to the same buyer and represents an outstanding value-add play as the buyer, with the assistance of Fulton Properties, plans to upgrade the existing 60 apartments and convert approximately 10,000 square feet of office space to 11 additional apartments and community space."
