The team proposing to redevelop Boston’s Government Center Garage has reduced the total project density by more than 122,000 square feet of commercial space, significantly lowering the height of some buildings while increasing the size elsewhere.

HYM Investment Group has filed a report of the impacts from its proposed project at One Congress Street, in which the developer outlined changes to the six buildings it plans to build near the intersection of New Chardon, Congress and New Sudbury streets.

The largest building in the mix, an office tower, was originally planned as 600 feet tall; after comments from the public and the Boston Redevelopment Authority, the HYM team lowered it to 528 feet. A hotel and condo building was also dropped to 157 feet from the first proposed 275 feet.

In total, the proposed office space for the project has been cut by more than 155,000 square feet, while the number of residential units has increased by 41 units. In total, the new proposal calls for 812 residential units, 196 hotel rooms, 1.147 million square feet of office space and 82,500 square feet of retail. The proposed retail space remains unchanged.

The new proposal includes widening the public plaza by 25 feet so it would be 85 feet wide at its widest point "to further enhance the quality of the space," as well as enlarging the Haymarket MBTA bus facility platforms by 10 feet for better functionality, according to the filing with the redevelopment authority.
