The Chain Forge BuildingFive development projects, including a 230-room hotel at the Charlestown Navy Yard and three residential complexes, were approved by Boston Redevelopment Authority officials Thursday.

The projects represent an estimated $131 million in investment.

Kavanagh Advisory Group will convert the Chain Forge Building at the Navy Yard into an $85-million limited-service and extended stay hotel with a 6,000-square-foot restaurant. The 180,000-square-foot hotel will be built within the footprint of the existing building with an additional floor used for guest space. 

Omamore Enterprises got the go-ahead to convert the former Gate of Heaven School on East 4th St. in South Boston, which closed in 2008, into 26 condominiums. The developer will preserve the historic façade in work beginning this fall, with completion expected within a year.

The board approved Partners Properties’ plans to convert a five-story office building at 1505 Commonwealth Ave. in Brighton into 80 studio, one- and two-room apartments and one-bedroom lofts. The developer will make a voluntary contribution of $25,000 to the city of Boston’s Fund for Parks to help maintain green space in the neighborhood and a $5,000 donation to the Brighton Youth Soccer Program.

A former gas station at 320 Maverick St. in East Boston will be redeveloped into a 33-unit, 36,275-square-foot housing complex.

The Boston Teachers Union will replace its existing headquarters in Dorchester’s Columbia Point with a new 52,469-square-foot building. The $23-million project will include demolition of the existing building and construction of a new three-story building used by the BTU Health and Welfare Fund Offices, union offices, an optical shop, a credit union, meeting spaces and a function hall.

The project will include a pedestrian walkway in the direction of Carson Beach that could serve as a future connection to the Boston Harborwalk. Designers also incorporated a 6,500-square foot outdoor event plaza.

Construction is expected to begin in December.
