Redevelopment of the former Kindred Hospital property in Brighton would include one of the neighborhood’s largest condominium components in a recent multifamily project.

The Davis Cos. of Boston will seek approvals for 155 condominiums and 175 apartments, replacing the 4-story, 58,000-square-foot former hospital building at 1515 Commonwealth Ave. Plans call for 340,000 square feet of new development, including a 9- to 16-story multifamily building and a 200-space parking garage.

TDC Development Group President Brian Fallon said in a notification letter to the Boston Planning and Development Agency that the project will require zoning variances.

CuraHealth and Nautic Partners hired Colliers International to market the 2.1-acre former hospital property in 2017 and The Davis Cos. closed on a $15.75 million acquisition in January 2018.

Improving market conditions for new condo development are reflected in an uptick in proposals in outlying Boston neighborhoods, including Brighton.

Cabot, Cabot & Forbes is redeveloping the former St. Gabriel’s monastery property at 159-201 Washington St. into a 583,000-square-foot project that will include 555 apartments and 105 condos.

The BPDA last month approved AvalonBay Communities’ 228-unit multifamily development at 139-149 Washington St., which will include 48 condo units.

City Realty Group is seeking approval for a 53-unit condo development at 50-56 Leo Birmingham Parkway, while Encore Properties is proposing a 37-unit condo project at 544 Washington St.
