A partnership with a private developer could add up to 3 million square feet of new building projects at Bunker Hill Community College’s campus in Charlestown.

The college is planning to seek proposals for a partial demolition of buildings on the 32-acre campus, along with new construction on underutilized sections of the property, The Boston Globe reports.

The proceeds from the redevelopment would offset an estimated $125 million in capital improvements, President Pam Eddinger told the Boston Globe. The college envisions demolishing most of the 1970s-era buildings on the site, while requiring approximately 400,000 square feet for its future needs.

The first step in the redevelopment would be approval by the state Asset Management Board.

A portion of the campus has been eyed by Boston Mayor Michelle Wu as part of a stepped-up surplus property disposition program. In June, Wu spotlighted the college’s parking lots as a “high opportunity site” for affordable housing and large-scale development.

The project would join a series of large-scale private developments along the MBTA Orange Line corridor, most of which would convert industrial properties into higher-rent uses.

TRAX Development and RISE Together are proposing 2.6 million square feet of commercial space and housing on 13 acres along Cambridge and Roland streets.

The Flatley Co. is seeking approval for a 1.8 million-square-foot redevelopment of the former Domino Sugar factory at 425 Medford St.

Newton-based Fulcrum Global Partners  submitted plans for a 29-story, 479,000-square-foot tower containing 639 apartments at 1 Mystic Ave. in 2021.

In March, The Fallon Co. submitted plans for 812,000 square feet of office, lab and retail space at 60-66 Cambridge St.

The volume of development proposals prompted Boston Planning & Development Agency Director Arthur Jemison to suggest developers pool their public benefits packages and make it easier for the agency’s to assess the effects upon issues such as transportation demand.
