A pair of warehouses on the Marlborough-Northborough line have traded hands to a California investor that had previously specialized in urban and suburban office properties on the West Coast.
Boston real estate firm TA Realty sold both buildings to affiliates of Irvine, California-based LBA Realty for a combined total of $78.85 million. The Worcester County Business Journal first reported the sale.
An affiliate of TA Realty sold the 167,438-square-foot distribution center on 23.82 acres at 150 Hayes Memorial Drive, developed by The Gutierrez Co. between 2019 and 2020 according to Northborough town property records, for $31.35 million according to a deed in the South Middlesex Registry of Deeds. The building is leased to tire distributor Max Finkelstein, town property records say.
Another TA affiliate sold 301 Bartlett St., a 220,336-square-foot distribution center on 24.65 acres, for $47.5 million according to a deed in the Worcester Registry of Deeds. Gutierrez had developed that facility in 2018 according town property records. Tenants include building supplier Metrie and the Lowe’s hardware store chain.
The sale comes as industrial leasing activity dropped 26 percent during the second quarter, according to researchers at commercial brokerage CBRE, with high debt costs and “lingering economic uncertainty” causing tenants to postpone leasing decisions.
