A joint venture’s second speculative development in central Massachusetts will deliver nearly 268,000 square feet of industrial space in the town of Leicester.

The Brennan Group, John M. Corcoran & Co. and Berkeley Partners held a ceremony this month marking progress on the Central Gateway project at 90 Huntoon Memorial Highway and received construction financing from HarborOne Bank.

The facility will include subdividable industrial space, suitable for warehouse, distribution or manufacturing, and build-to-suit office space.

Completion is scheduled for spring 2023. Newmark’s industrial team and Kelleher & Sadowsky Associates are the leasing agents.

The same development team is constructing a 372,000-square-foot distribution center called Lunenburg Central, which is scheduled for completion in January.
