Prices on commercial real estate (CRE) loans rose slightly in December, according to Boston-based DebtX.
The aggregate value of CRE loans priced by DebtX that collateralize commercial mortgage-backed security (CMBS) increased to 79.4 percent in December 2010, compared to the 75.9 percent reported during the same time last year. On a month-to-month basis, loan prices decreased from the 80.3 percent reported in November 2010.
"The decline in the value of commercial real estate loans in December was due primarily to a sharp increase in interest rates during the month," said DebtX CEO Kingsley Greenland. "Despite the decrease in December, loan values are at approximately the same level as they were a year ago."
