Construction of a 304-unit apartment complex has begun in a North Attleborough neighborhood designated as a smart growth district.

Boston-based Marcus Partners announced the first units will be ready for occupancy in the first half of 2026 at the 582 Kelley complex, which replaces a miniature golf and driving range facility on a nearly 14-acre parcel. The complex will include six residential buildings totaling 316,000 square feet, and a clubhouse.

The project is located within a Chapter 40R Smart Growth Overlay district approved by North Attleborough officials in 2022.

Chapter 40R offers payments to Massachusetts municipalities that enact zoning districts allowing high-density multifamily development near transit stops and town centers.

TD Bank provided a $55.9 million construction loan on June 13, according to a Bristol County mortgage.

In a development agreement signed with the town in 2022, Marcus Partners agreed to pay $500,000 toward preliminary designs of road improvements on Kelley Boulevard. In 2022, the town was awarded a $3.9 million MassWorks grant toward the road project.

The Planning Board approved the project on April 3.

Designed with all-electric building systems, the project includes units ranging from one to three bedrooms, detached garages, a clubhouse, dog park, coworking space, grilling area and pool.
