debtxThe aggregate value of commercial real estate (CRE) loans collateralizing commercial mortgage backed securities (CMBS) priced by Boston-based loan sale advisor DebtX climbed to 86.1 percent in December, from 79.4 percent in December 2010.

In December, DebtX said it priced 51,895 commercial real estate loans with $621.5 billion in aggregate principal balance. The loans collateralize 651 U.S. CMBS trusts.

"CRE loan prices in December rose to their highest level in more than two years," said DebtX CEO Kingsley Greenland. "The price increases are the result of a decline in treasury yields, a decrease in credit spreads and improving CRE fundamentals."
