A developer has alerted Boston officials to his plans to propose 61 apartments in a section of the city poised for big change.

An LLC controlled by Brookline-based multifamily developer Jeffrey Feuerman hopes to build the 6-story structure at 40 Soldiers Field Place, a stone’s throw from the Western Avenue corridor that’s in line for significant development at the hands of King Street Properties, The Davis Cos. and National Development. The former plans a three-building 515,000-square-foot NEXUS life science campus, next to a three-building, 700,000-square-foot, multi-phase office-lab complex planned by National Development on the site of WBZ-TV’s studios. The Davis Cos. is in the process of permitting a 723,000-square-foot hotel-apartment-condominium project on the site of the former Boston Skating Club and a neighboring hotel.

McDermott Quilty & Miller partner Joseph P. Hanley wrote in a notification letter to Boston Planning & Development Agency that Feuerman’s proposal would include a parking garage for 44 cars, bicycle storage, “new open space” and improvements to pedestrian connectivity in the area.

“Situated along the Charles River and within a short walk to the MBTA’s Boston Landing Commuter Rail station and its retail, office and hospitality amenities, the Project Site is an ideal location for the introduction of much-needed residential housing in the Allston-Brighton community. The immediate area is transitioning from commercial sprawl to new residential expansion, including the construction of a larger multi-family development adjacent to the Project Site and the City’s recent approval of an adjacent similar-sized residential project,” Hanley wrote.

Feuerman is also the builder behind an approved project on the Brighton-Brookline line that attracted significant attention in 2019 as a symbol of local restrictions driving the housing crisis. The project would replace a a vacant, 8,800-square-foot, 2-story nursing home at 249 Corey Road on a 16,600-square-foot lot with a 4-story, 38,591-square-foot, 35-unit apartment building with a below-grade parking and bicycle garage on the Boston side of the site, plus two single-family homes on the Brookline side.
