Skanska Commercial Development USA has submitted designs for its third office tower in Boston’s waterfront district: a 13-story, 298,700-square-foot building in the Raymond L. Flynn Marine Park.

The Drydock Avenue site is a gateway between the Seaport District and the marine industrial park, and the architecture contrasts with the modern office towers recently built in the Seaport District, according to a project notification form. The facade was inspired by the grid exteriors of warehouses, with industrial materials such as steel, weathered metal and wood under consideration for the lower levels.

“As a whole, this building will introduce a diverse architectural language to the Drydock District,” the submission states.

The Spagnolo Gisness & Assoc.-designed building would contain 211,700 square feet of office space, 8,400 square feet of ground-floor retail and three levels of parking. Retail would have entrances leading onto a 12,900-square-foot “urban plaza” while the office space would include an 11th-floor roof terrace and a penthouse-level roof terrace for tenants.

The 0.85-acre Economic Development and Industrial Corporation-owned parcel Q1 is currently used for surface parking. The EDIC put out a request for proposals and designated Skanska as the parcel’s developer in 2015.

The project is expected to generate 766 new automobile trips daily, along with 1,428 transit trips and 584 trips by bicycle or walkers, according to Vannase & Assoc. analysis. Transportation upgrades would include sidewalk improvements and reconstruction along Drydock Avenue and Channel Street.

Skanska estimates a construction timeframe from late 2017 through late 2019.
