Cambridge-based Eden Properties has submitted plans to redevelop three properties in Allston Village for a 138-unit mixed-income apartment complex called 89 Brighton Ave.
The project would include 83 studio apartments averaging 521 square feet, with the balance a mixture of one- and two-bedroom units, according to an application submitted Friday to the Boston Redevelopment Authority. The development would set aside 15 percent of the apartments for households earning below 70 percent of the area median income.
The three parcels at 89-95 Brighton Ave. and 41 Gardner St. are currently occupied by a Budget Car Rental agency, an apartment house and a retail building that previously contained the International Bicycle Center. The structures would be demolished to make way for a three- to five-story multifamily building with 7,100 square feet of ground-floor retail. The development also would include 69 parking spaces and covered storage for 142 bicycles.
Apartment prices would be “moderate,” and the project would further the city’s goals of encouraging transit-oriented development, with the 0.8-acre site located near various mass transit connections including the new Boston Landing station on the MBTA commuter rail, according to project documents submitted by VHB Inc. Residents would have access to a loaner bikes and financial incentives would be offered for non-car owners.
