Emerson College has filed plans with the Boston Redevelopment Authority to construct an 89,900-square-foot residence hall at 1-3 Boylston Place, known as "The Alley" for its collection of late-night drinking establishments.

The 407-bed dorm, if approved by the BRA, will replace The Estate nightclub at 1 and 2 Boylston Place, as well as Sweetwater Tavern at 3 Boylston Place. The building would stand 171-feet tall.

The suite-style rooms in the dorm will include double- and single-occupancy rooms with shared bathroom facilities. Uses on the ground floor will be laundry facilities, a mail room and security.

Number 3 Boylston Place, also called the Ancient Landmark building, was originally built in 1888 as a lodge for the Independent Order of Oddfellows, according to Emerson’s project filing. The proposed design of the new dorm aims to preserve the building’s façade, incorporating it into the new 18-story building.
