Newton’s CommonWealth REIT (CWH) has reported $63.8 million in funds from operations (FFO) available for common shareholders for the quarter ended Dec. 31, 2010, compared to $62.6 million in FFO available for the same period in 2009.
The company reported $6.7 million in net income available for common shareholders for the quarter ended Dec. 31, 2010, a significant turnaround from the $22.9 million loss for the same quarter last year.
FFO available for common shareholders for the year ended Dec. 31, 2010 was $244.7 million, compared to $250.1 million in FFO for the same period in 2009.
Net income available for common shareholders was $81.8 million for the year ended Dec. 31, 2010, compared to $114 million for the same quarter last year.
As of Dec. 31, 2010, 87.7 percent of CWH’s total square feet was leased, compared to 86.4 percent as of Sept. 30, 2010 and 88.8 percent as of Dec. 31, 2009.
CWH signed lease renewals for 1,550,000 square feet and new leases for 671,000 square feet during the quarter ended Dec. 31, 2010 which had weighted average rental rates that were 5 percent below prior rents for the same space. Average lease terms for leases signed during the fourth quarter of 2010 were 6.9 years. Commitments for tenant improvement and leasing commission (TI/LC) costs for leases signed during the quarter ended Dec.31, 2010 totaled $9.73 per square foot on average.
