Goodwin Procter has signed a letter of intent with Fan Pier developer Joe Fallon for a build-to-suit project as the anchor tenant in a 500,000-square-foot building in Boston’s Seaport district.

The law firm Goodwin Procter LLP is moving to the massive Fan Pier development on the South Boston Waterfront, where it will occupy a new 17-story office and hotel building overlooking Boston Harbor.

The building is expected to house a 135-room hotel with retail space on the lower floors. Construction is slated to start in fall 2013. Goodwin occupies 415,000 square feet of office space on 14 floors at UBS’ 53 State St. The firm’s lease will expire in 2016.

If the law firm follows through on the project, it would be the fourth building at Fan Pier.
