A Veterans Affairs-leased medical office building in Lowell has been acquired by a real estate firm that specializes in government-leased properties.

Los Angeles-based Catalyst Capital paid $11.35 million for 122-130 Marshall Road, a 38,401-square-foot office building that is 100 percent leased by the U.S. Department of Veterans Affairs, and serves as an integrated care facility for the VA Boston Healthcare System.

Newmark Knight Frank’s Michael Greeley and Casey O’Brien represented the seller, JACO Realty of Florida, in conjunction with Andy Gallas and Gino Tabbi of NFK’s Chicago-based government properties team.

“Interest in the asset was extremely strong from a variety of medical office and government property investors, both local and national. This facility is one of only a few standalone VA outpatient clinics in New England, and we are very pleased with the outcome of this sale process,” Greeley said in a statement.

Located near the intersection of Interstate 495 and the Lowell Connector, the property is well positioned to serve Middlesex County’s veteran population, which is the largest in Massachusetts, Newmark said.
