The Hamilton Co. tomorrow will break ground on a residential property at 1085 Boylston St. in Boston’s Fenway neighborhood.

All net proceeds from the property will go directly to the community through The Hamilton Co. Charitable Foundation. The 30-unit residential building is expected to generate in excess of $200,000 annually for community organizations when fully leased, according to Jameson Brown, chairman of the Hamilton Charitable Foundation.

"We are very pleased to have the opportunity to be one of the first charitable organizations building market-rate housing with the net profit of the development being put back into the community," Brown said in a statement. "This building will be a great addition to the Fenway neighborhood."

The property will consist of one-bedroom apartments, each averaging about 600 square feet and parking for 18 vehicles. Rents will average about $2,000 per month. Purchased in December 2011, 1085 Boylston Street is currently a parking lot, but will rise 6 stories and boast a "green roof," which will be accessible to residents.
