After making a series of big-ticket acquisitions in Back Bay, Cambridge and Somerville, North Carolina developer Asana Partners has acquired a multitenant retail property in Allston for $11.9 million.

The property at 226 Harvard Ave. spans 28,000 square feet and is 94 percent leased to Urban Outfitters, Steward Medical Group and Unleashed by Petco.

Asana’s local acquisitions in recent years include the Newbury Collection in Back Bay, acquired in 2018 for $298 million, an office-and-retail portfolio in Harvard Square, and a group of properties in Somerville’s Davis Square in 2019, 

Newmark’s capital markets team represented the seller, Newton-based National Development, and procured the buyer in the 226 Harvard Ave. transaction.

“Constructed in 2009 and featuring 24 on-site parking spaces, the asset represents a rare acquisition opportunity in a land-constrained market with high barriers to entry, restrictive permitting and extremely limited parking supply,” Newmark Director Paul Penman said in a statement.
