A marketing software firm, environmental consultancy and mobile technology developer have leased a combined 11,000 square feet of Class A office space in Waltham.

Affinnova Inc., a marketing innovation software and services company, leased 22,352 square feet at 265 Winter St. in Waltham, according to a statement. The company outgrew its offices at Second Avenue in Waltham and will occupy the top floor at its new Winter Street location.

Jon Varholak, partner, and Ron Friedman, senior vice president of Richard Barry Joyce & Partners, represented Affinova in the lease transaction. Charles E. "Chip" Batchelder, managing director of Waltham-based Wyman Street Advisors, represented the landlord Hobbs Brook Management.

Gnarus Environmental Services Corp., an environmental consulting company, leased 7,128 square feet at 275 Wyman St. in Waltham, according to a statement. The company also outgrew its former location on Totten Pond Road in Waltham.

T3 Advisors LLC represented Gnarus Environmental Services Corp. in the lease transaction. Bob Borgman of Wyman Street Advisors represented Hobbs Brook Management.

Magenic Technologies Inc., a mobile applications builder, has leased 4,053 square feet on the fourth floor of 404 Wyman St. in Waltham, according to a statement. The company will be relocating from its current offices on Winter Street in Waltham later this month.

Cushman & Wakefield represented Magenic Technologies in the lease transaction. Robert Borgman of Wyman Street Advisors represented Hobbs Brook Management.
