priceHomes in Brockton sold for an average of 103.95 percent of list price in the fourth quarter, according to a new report by ZipRealty.

The median price for single-family homes sold in Brockton during the first 11 months of 2009 was $165,000, a 13 percent drop from $190,000 during the same period in 2008, according to the most recent data from The Warren Group, publisher of Banker & Tradesman.

Worcester and Mattapan were also identified as "hot" housing markets in the Boston area, the ZipRealty Q4 2009 Home Hunter Report found. The report singled out areas where home sellers were fetching the highest offers compared to their asking prices.

In Worcester, homes sold at 100.9 percent of list prices. Mattapan homes sold at 100.56 percent of list price in the fourth quarter, according to ZipRealty.

"For more than a year now we’ve been seeing distressed areas with heavily discounted properties dominate the ‘hot’ markets where homes fetch more than the asking price, and it’s a great sign that we’re now starting to see higher-priced areas going over asking price, too," said Leslie Tyler, vice president and chief home hunter for ZipRealty.

ziprealtylogoIn the Bay State, Chatham and Boston’s Back Bay were at the bottom of the list. Chatham homes sold for an average of 90.4 percent of list price, and homes in Back Bay sold at 87.26 percent of list price.

Nationwide, homes in Texas’ Fort Worth and Rowlett and California’s Berkeley and Tarzana were selling the most over list price. In Boca Raton, Coral Gables and Naples, Fla., homes were selling the most under list price, according to ZipRealty.
