As the class A office market expands north of downtown Boston, the owners of Charlestown’s Hood Park are moving ahead with plans for a 450,000-square-foot office and lab building.
At a proposed 230 feet, the 13-story office building exceeds the 115-foot maximum zoning height for the property. In a submission to the Boston Planning and Development Agency, developers said they need the additional height to compete with high-density commercial developments in the I-93 north corridor including Cambridge Crossing, Assembly Row and US2 in Union Square.
The additional height requires Boston zoning commission approval for a text amendment to the zoning code which applies to Hood Park and five other properties located between Rutherford Avenue and Route 93, said Mark Rosenshein, a partner at development adviser Trademark Partners.
The new office and lab building at 10 Stack St. would provide expansion for existing tenants such as Indigo Agriculture and others seeking space near the urban core, Rosenshein wrote in a letter to the BPDA. Brokers have indicated they will target companies expanding out of East Cambridge seeking urban workspaces near public transit.
Owner Hood Park LLC, an affiliate of Catamount Management, said it will submit plans for the new office building, including 10,000 square feet of retail space and 150 underground parking spaces, this fall. The office space within the existing 443,000-square-foot buildings is fully occupied by Cambridge College and other tenants.
The 20-acre former dairy plant property is being updated with construction of a 177-unit apartment building that broke ground last fall, and planned construction this summer of a 905-space parking garage including 50,000 square feet of office or lab space.
Developers have scheduled the first of three community planning meetings for 6:30 p.m. Wednesday in the south lobby at 500 Rutherford Ave. to discuss the future of the property.
