Boston-based real estate development firm Boylston Properties wants to build a 183-room hotel in Boston’s Fenway neighborhood, according to a notice of project change filed today with the Boston Redevelopment Authority (BRA).

The proposed extended-stay/limited service hotel would include a parking garage with 45 to 50 spaces and 6,300 square feet of retail space, according to the filing. The hotel would sit on 22,112 square feet located at 121 Brookline Ave.

There is currently a one-story retail building with 64 parking spaces located on the proposed hotel’s project site.

In June 2007, Boylston Properties received approval from the BRA to construct a six-story building for office and laboratory uses at the Brookline Avenue location. However, the firm stated in the filing, "Since that approval, the market for office and laboratory uses has slowed dramatically while the hotel market in Boston has rebounded."

It is estimated that the total construction cost for the proposed hotel would be $38 million.
