National Development has submitted plans for a 170-room hotel, three restaurants and two new office buildings at New England Executive Park in Burlington.

The 330,000-square-foot project comes on the heels of a similar redevelopment by Nordblom Co. of Burlington, which is adding 300,000 square feet of restaurants and retail space including a Wegmans supermarket at Northwest Park on Middlesex Turnpike.

Suburban office park developers say they need restaurants to compete with downtown properties.

"We talk to a lot of tenants, and more and more they are focused on the proximity of amenities," said Mark Vaughan, an attorney for Riemer & Braunstein in Burlington, which represents National Development in its permitting.

The hotel would take the place of a 62,700-square-foot office building that would be demolished. The Burlington planning board will open a public hearing on a special permit Thursday.

National Development acquired the 1 million-square-foot office park last year for $216 million. The previous owner, Equity Office Properties, laid the groundwork for non-office uses in 2009 when it sponsored a zoning amendment that allows restaurants, retail, hotels and parking garages. Since then, Tavern in the Square restaurant has opened and a Tuscan Kitchen is under construction.

The state legislature recently approved eight additional liquor licenses for the town, including three designated for New England Executive Park.
