Revenue per available room (RevPAR) at Boston area hotels experienced a 12.3 percent increase in 2010 compared to 2009, jumping to $121.39 from $108.09.

Boston area hotels also saw an 8.3 percent year-over-year increase in occupancy with levels of 72.4 percent in 2010 compared to 66.8 percent in 2009, according to a report from PKF Consulting. There was a 3.7 percent year-over-year increase in average daily rate (ADR) to $167.71 from $161.80.

The greatest RevPAR improvements were experienced along Route 128 (15.7 percent), followed by Cambridge and Route 495 North (13.3 percent), Downtown (12.8 percent) and along Route 495 South (9.8 percent). Upscale hotels ($150 to $200) experienced a 13.8 percent rise in RevPAR while luxury hotels (more than $200) had the smallest increase in 2010. Midscale ($100 to $150) had a 12.2 percent RevPAR improvement and budget (below $100) gained 12.5 percent in RevPAR.

Hotels with fewer than 150 rooms experienced a 13.9 percent increase in RevPAR, and were followed by 13.4 percent for mid-sized (150 to 400) properties and 11.4 percent for hotels with more than 400 rooms, according to PKF Consulting.
