Related Beal is the latest developer to test the potential of Kenmore Square’s expanding office market.

The firm is proposing 253,000 square feet of office space at its Kenmore Square redevelopment, including a new 8-story office building and renovations to 650-660 Beacon St., which is topped by the neon landmark Citgo sign.

Six buildings totaling would be demolished on the 1.1-acre site, according to a project notification form filed Wednesday with the Boston Planning and Development Agency.

The glass-wrapped office building at 533-541 Commonwealth Ave. would contain 130,000 square feet of office space with roof terraces, 10,280 square feet of ground floor retail and a 60-space underground garage. Limited renovations are planned to 11-19 Deerfield St. and 642-649 Beacon St.

The project team includes architects Stantec and Roger Ferris + Partners and Kyle Zick Landscape Architecture.

Related Beal leased the Kenmore Square portfolio from Boston University in 2016.

Luxury apartments and condominiums, class A office and incubator space and potential lab development continue to change the Fenway neighborhood. Samuels & Assoc. is redeveloping the Landmark Center on Park Drive and has received BPDA approval to add a 506,000-square-foot office and lab building on the property.

Samuels previously developed the speculative 237,000-square-foot Van Ness office building, which attracted digital health care company Optum and risk manager CRICO as tenants.
