101 Hartwell Ave., LexingtonA 40,800-square-foot office building in Lexington has sold for $2.3 million.

Investor buyer King Street Properties bought the building at 101 Hartwell Ave.

The CBRE Private Capital team of Patrick Cavanagh, senior vice president/partner, and Gary Lemire, senior vice president/partner, represented the seller, AMB Property Corp. The group also secured the investor with the assistance of CBRE Executive Vice President Mike Ripp and Rob Kinlin, vice president.

"Hartwell Avenue in Lexington is a very well-established life science node with over 250,000 square feet of well-leased lab space," said King Street Properties’ principal Stephen Lynch. "101 Hartwell is an ideal addition to our existing eight-building Waltham portfolio of lab and office buildings."

King Street Properties intends to convert the building to lab use on a speculative basis by January, according to a statement.
