A Boston Landing development pad approved for 320,000 square feet of office-lab space is on the market as a potential landing spot for life science companies.

The 1.1-acre parcel at 60 Guest St. is part of the 15-acre master-planned development, and sits between the new Boston Celtics’ and Bruins’ practice facilities overlooking the Massachusetts Turnpike.

JLL Boston is marketing the property on behalf of NB Development, according to an online listing.

Boston Landing previously leased life science space to Roche Diagnostics and Proteostasis Therapeutics at 80 Guest St. and Mass Innovation Labs, which has since rebranded as SmartLabs, at 40 Guest St.

Allston-Brighton has emerged as one of the region’s top destinations for new life science development because of its proximity to Cambridge and new MBTA commuter rail station. Boston-based developer King Street Properties is seeking approval for 515,000 square feet of office-lab space on a 4.3-acre site at 250-280 and 305 Western Ave. as part of a mixed-use development called NEXUS at the Allston Innovation Corridor. Harvard-Allston Land Co. is partnering with Tishman Speyer on a proposed 900,000-square-foot development on a 14-acre Western Avenue site, including office-lab space, housing and a hotel.

The Boston Planning and Development Agency is in the midst of a planning study for the Western Avenue corridor that could result in new higher-density zoning to accommodate large-scale commercial and multifamily projects.
