The Bay State’s good fortune in escaping the brunt of hurricane Sandy may cause some disappointment in one quarter – construction.

Repair work following a natural disaster can provide a boost to contractors, but so far homebuilders report relative quiet.

"I haven’t heard of any work that needed to be done up here in Western Mass.," said Bruce Libby, president of the Home Builders and Remodelers Association of Western Massachusetts and owner of Contemporary Structures Inc. in Ludlow. "But it’s real early. Usually if someone has something like a tree fall on a house, they’ll need to get the adjusters out to assess the damage," before the contractor would get a call.

Many appraisers are being called on to re-inspect properties under contract when the storm hit. But the requests are selective, not universal, with relatively few reports of major damage that would impact values.

"If you asked me, do I expect to be doing [disaster inspection reports] for all 600 or 1,000 appraisals we did in the last month, I don’t think we’ll see that," said Jonathan Asker, CEO of North Atlantic Appraisal in West Bridgewater.

So far, most lenders are simply requiring a quick visual inspection of the exterior of the property to check for damage to roofs and windows. Going forward, Asker is asking his appraisers to included a mention of the impact (or lack thereof) on a property from the storm.

Of course, while the impact of the storm was muted in Massachusetts, other states were hard hit. Following 2011’s Springfield tornado, contractors from as far as Georgia drove up to the state to bid for repair work. But in this case, turnabout may not be fair play.

"We don’t tend to be stormchasers," said Libby. "Most of us are already busy with our own work."

Sue Abt, executive officer for the Greater Boston Association of Home Builders, said few of the association’s members were making plans to go after storm work, here or in other states. "I guess everyone’s just already busy, or looking to find other ways to help," she said.
