55 Technology DriveNovaya Real Estate Ventures recently purchased 10 and 55 Technology Drive in Lowell from the Norblom Co. for a combined price of $10.5 million.

The office and R&D buildings are 80 percent leased and total approximately 146,696 square feet, according to a statement. The properties are at the entrance to Drum Hill Technology Center. The two assets are Novaya’s first acquisitions since the firm’s launch this month.

"The Lowell acquisitions are tremendous initial investments for Novaya," Peter Carbone, principal at Novaya, said in a statement. "The properties provide strong credit and cash flow which our investors prize at this early point in the recovery cycle. The investment also provides additional upside through the lease-up of the vacancy, which is our value-added proposition."

10 Technology DriveConstructed in 1984, 10 Technology Drive is a two-story, 57,692-square-foot office and R&D building situated on about 5.54 acres. Built a year later, 55 Technology Drive is two stories and contains 89,004 square feet of office and R&D space on roughly 7.17 acres.

Tenants at the properties include Siemens and C.R. Bard.

The CB Richard Ellis/New England of Matt Pullen, Mark Reardon, Bill Moylan and Kevin Huther represented the seller and procured the buyer. CBRE/NE said it has been retained as the leasing agent on behalf of Novaya.
