Mobile Heartbeat LLC has leased 6,375 square feet at 2 University Office Park in Waltham.

Previously located at 444 Washington St. in Woburn, Mobile Heartbeat sells hardware and software used to communicate health care staff assignments, patient information and security.

Kevin Malloy, a principal at Avison Young, represented the tenant. Drew Nelson, a senior managing director at Newmark Grubb Knight Frank, represented landlord Direct Invest LLC.

The so-called "plug-and-play" lease requires minimal out-of-pocket expenses for the tenant.

"The existing build-out and furniture will save the company time and money as it expands into this new facility," Malloy said in a statement.

University Office Park comprises two buildings totaling 275,000 square feet including a cafeteria, conference center and fitness club. Tenants have access to Brandeis University’s Faculty Club including tennis courts, swimming pool and meeting rooms.
