West of Chestnut - QuincyA new development team has stepped forward to restart plans for redevelopment of Quincy Center a year after a previous project stalled.

Boston-based Gate Residential Properties plans to build a $100-million mixed-use project including up to 389 residential units in two phases, city officials and executives announced Tuesday.

Gate Residential, which is affiliated with Redgate Capital Partners, is partnering with Quincy Mutual Fire Insurance Co., one of the original investors in the Quincy Center redevelopment. That project, led by master developer Street-Works of White Plains, N.Y., stalled just a few months after it began in 2013 amid rising construction costs. Street-Works was removed as master developer by Quincy Mayor Thomas Koch in March.

The new development team filed permits this week for the first phase of construction consisting of 169 residential units and 12,000 square feet of commercial space in a six-story building called West of Chestnut. Completion is estimated in summer 2016.

The apartments are designed to appeal to young professionals who want to live near public transit, said Kyle Warwick, a principal with Gate Residential. The company is an affiliate of Redgate Capital Partners.

Units will range from 580-square-foot studios to 1,000-square-foot two-bedroom units, with upper-end units renting for approximately $2,500 a month, Warwick predicted.

The second phase would consist of 220 housing units and additional commercial space.

Quincy Mutual has acquired the land that will be used for the first phase of development, officials said. The insurance company had earlier acquired the former Granite Trust bank building at the corner of Hancock Street, another key parcel in what was originally designed as a $1.6-billion redevelopment including offices, retail and multifamily projects.
