British student housing developer Scape North America has filed a letter of intent for a second project in Boston’s Fenway neighborhood, this time in partnership with Boston Children’s Hospital.

The company wants to build 450 residential units and 50 housing units for families of Children’s Hospital patients in a 395,000-square-foot mixed-use building on the site of a parking lot at 819 Beacon St.

The building would include 215 parking spaces and “significant” streetscape improvements. Plans would likely be filed in early 2020, the letter stated.

Children’s had proposed a 211,170-square-foot office building on the 819 Beacon St. site in 2012, which it had owned for 17 years until reaching an agreement to sell it to Scape earlier this year.

Scape is planning 927 market-rate apartments in two towers at 1252-1270 Boylston St. and 819 Beacon St., plus a 220-unit all-affordable housing tower at 2 Charlesgate West that would exceed its obligations under the city’s Inclusionary Development Policy affordable housing requirements.
