Developer Scape said it’s next project in the Fenway will include 400 apartments in a 285,000-square-foot building at 2 Charlesgate West.
Scape previously notified the Boston Planning & Development Agency in 2019 that it planned to build 220 income-restricted apartments and 165 dorm-style units at the property, fulfilling its affordable housing obligations for its two other projects in the Fenway neighborhood.
In a letter of intent filed with the BPDA on Aug. 17, Scape said the 285,000-square-foot building also will include ground-floor retail and below-grade parking. Additional details are expected to be included in a project notification form to be filed within 60 days.
Scape is constructing a 451-unit residential building at 1252-1257 Boylston St, and is proposing a 397-unit residential building at 819 Beacon St., including 53 family-patient housing units in a partnership with Boston Children’s Hospital.
The Charlesgate West property was originally proposed for a 29-story condo and apartment tower by previous owner Trans National Properties, which sold the parcel to Scape in 2019 for $39 million.
London-based Scape specializes in off-campus student housing projects and picked Boston as the springboard for its North American expansion when it established its U.S. headquarters in 2018 with plans to build 20,000 student beds nationwide.
