Skanska USA Commercial Development Inc. has landed a big enough fish, Foundation Medicine, to anchor its recently built speculative lab and office project at 150 Second St. in Cambridge’s Kendall Square.

Foundation Medicine will occupy 61,591 square feet of lab space beginning in September, where the company will use genomic analysis to help doctors identify targeted cancer treatments for individual patients. Richards Barry Joyce & Partners brokerage represented Foundation Medicine in the transaction. Jones Lang LaSalle represented Skanska.

The 123,000-square-foot building was completed in December and cost $70 million for Skanska to build. The project was the firm’s first ever commercial development investment in Cambridge. Skanska acquired the property in November 2010 and self-financed the entirety of the development costs for the three-story, Class A structure. 

"The demand we are seeing for highly sustainable office and lab space in Kendall Square is a strong indicator that Cambridge will continue to attract the world’s leading biotechnology and life science companies, such as Foundation Medicine, and we look forward to witnessing the progress they will make in advancing cancer research in our building," Shawn Hurley, Skanska executive vice president and regional manager, said in a statement. 

Skanska is on a busy streak these days. The firm plans to build a 455,000-square-foot commercial building with ground floor retail on Parcel L1 of Seaport Square in Boston’s Seaport District at the corner of Seaport Boulevard and Boston Wharf Road. Also in the Seaport, along with partner Twining Properties, Skanska bought Block K of Seaport Square and will develop Watermark Seaport, a tower with more than 300 apartments and 25,000 square feet of retail space. Skanska also purchased the site of a Burger King at 1350 Boylston St. in Boston’s Fenway neighborhood, where the company wants to build yet another apartment project.
