A South Boston developer is seeking approval for 90 compact living-style apartments and generous resident amenity spaces in an 88,339-square-foot development near the South Bay Center.
The project would replace two industrial buildings at 115-121 Boston St. Developer Adam Burns of Burns Realty proposes 15 income-restricted housing units, or nearly 17 percent of the total.
The project would include a pair of five-story buildings linked with a podium containing resident services, and retail space to be leased by Crossfit Southie which will relocate from 385 Dorchester Ave.
Under Boston’s compact living pilot, multifamily developers are required to include larger common areas as a trade-off for small living units.
To satisfy the compact living policy’s requirements for more than 7,000 square feet of shared space, developers outlined their plans to include a nearly 4,000-square-foot terrace on the second floor, a 1,280-square-foot rooftop lounge and kitchen on the sixth floor along with a 977-square-foot roof terrace and garden, and 1,086-square-foot community room on the ground floor.
In a project notification form submitted to the Boston Planning & Development Agency, developers said the project requires Zoning Board of Appeal approval of variances for height and floor area ratio.
