An industrial property known as Walpole Park South Building 8 near the intersection of Route 1 and Pine Street in Walpole is now 92 percent occupied. The landlord received its certificate of occupancy for the 117,200-square-foot building in April.

The developer, Walpole’s John D. Murphy Co., has executed leases totaling 107,470 square feet to CertiFit Inc., a national auto parts store; PSS World Medical, a medical supplies distributor; and Keefe Commissary Network, which provides packaged products for purchase by inmates at correctional facilities.

CertiFit will occupy 29,622 square feet of space at the property, the only speculative warehouse building project started in Massachusetts last year, according to information from the broker.

NAI Hunneman’s Catherine Minnerly, principal, and Ovar Osvold, associate, represented the owner.

 "It is very gratifying to see a speculative building lease up so quickly," said Minnerly, who has served as broker for the entire park since 1989, in a statement. "The amount of immediate activity speaks volumes for the market and the quality and flexibility of the space that has been constructed at Walpole Park South."
