Boston-based Suffolk Construction Co. has been named construction manager in the first phase of the redevelopment of the Old Colony Public Housing community in South Boston.
The redevelopment of the first phase of the 850-unit Old Colony redevelopment program will consist of the demolition of 164 units and construction of 116 affordable apartments located in a midrise building and four clusters of wood-framed townhouses.
Suffolk will team with Beacon Communities Services LLC to build a 10,000-square-foot community building, and additional improvements to roadways, parking areas, utility infrastructure and landscaping.
The newly designed and constructed Old Colony Phase One community will be the Boston Housing Authority’s most energy-efficient public housing development, according to a statement.
Sustainable components of this project will include state-of-the-art "green technologies," including storm-water reclamation and photo voltaic panels, among other features. The goal of the project is to create a "net zero" community, which means it will generate as much energy as it consumes. Beacon Communities and its sustainability consultants have estimated that the advanced green technologies being incorporated into this project will reduce the utility costs at Old Colony Phase One by 65 percent.
Beacon Communities chose The Architectural Team to design the residential project for the South Boston community. Beacon Concepts will be responsible for interior design services. Old Colony Phase One is being funded in part by $22 million of stimulus money from the American Recovery and Reinvestment Act, which was awarded to the Boston Housing Authority.
Demolition and construction will begin in fall. The project is scheduled to be completed in 16 months.
