Tibco, a computer technology company with offices in Somerville, is in negotiations to lease about 40,000 square feet in Boston’s historic Fort Point district, industry sources have confirmed.

The firm will occupy the second and third floors at 281 Summer St., which is owned by San Francisco’s Spear Street Capital. Tibco will lease the property for more than seven years, according to industry sources.

It is unclear what Tibco will pay for its new digs, but rents for brick and beam space in the Fort Point area are in the high $30s per square-foot. Rents are expected to rise to the low $40s as early as the beginning of next year, said one industry expert that asked for anonymity. The same kind of office space was renting for about $10 less per square-foot just 18 months ago, sources said.

The building is eight stories and contains about 165,000 square feet of office space.
