WinnDevelopment, the development arm of WinnCompanies, has completed its redevelopment of Boott Mills in Lowell.
Boott Mill West, the last of the redevelopment project’s four phases, includes the renovation of 140,000 square feet into 78 mixed-income apartments and 40,000 square feet of commercial space. The apartment units are already 50 percent leased. Sixteen units are reserved for low- to moderate-income residents. The first phase of Boott Mills that Winn developed, the Apartments at Boott Mills, was completed in 2002 and included 154 mixed-income units.
The Boott Cotton Mill complex is one of the original historic mills built in Lowell. It operated as a cotton mill afor more than 120 years before finally closing in 1955. Winn acquired Boott Mill West in September 2012.
The loft style apartments at Boott Mill West feature historic architectural details, such as exposed brick, wood plank floors and original timber ceilings from the 1800’s. Each unit is equipped with a full-sized washer and dryer, stainless steel appliances and walk-in closets.
The community offers a wi-fi lounge, fitness center and yoga, furnished club room, roof deck, bicycle storage, as well as on-site property management and 24-hour maintenance. It is also within walking distance of restaurants, shops and other entertainment.
This project was financed by federal and state historic rehabilitation tax credits, federal new markets tax credits, the Department of Housing and Community Development, MassHousing, the city of Lowell and Lowell Development and Financial Corp. Winn secured private financing from PNC Bank and RBS Citizens.
The Architectural Team served as the architect on this project and Keith Construction was the general contractor. WinnResidential will serve as the property manager.
