A Dorchester development team has proposed 115 apartments on an industrial site steps from the MBTA’s Readville commuter rail station in Boston’s farthest-south neighborhood.

The project by West Boylston Investments LLC would require variances from the Boston Zoning Board of Appeal for a 99,000-square-foot complex in two buildings at 1690-1700 Hyde Park Ave.

West Boylston Investments, which previously developed affordable units leased to the Pine Street Inn at 1623 Hyde Park Ave., said the current proposal will include 20 income-restricted units, representing 17 percent of the total, and up to 65 garaged parking spaces.

Located on a 0.7-acre site, the project is not within a section of Hyde Park being eyed for potential higher-density zoning under Mayor Michelle Wu’s “Squares + Streets” program. The Boston Planning & Development Agency has begun public outreach in Hyde Park’s Cleary Square in the northeast corner of the neighborhood, as one of the first areas that could be approved for taller base zoning heights.

In a project notification form submitted to the BPDA, developers said they will require variances for multifamily use, the proposed 70-foot building height and floor area ratio of 3.2.

The 1690 Hyde Park Ave. property has been occupied by auto repair shops since the 1970s, while the 1692-1700 Hyde Park Ave. parcel includes parking and vehicle storage areas.
