A commercial property near Nubian Square would be redeveloped and expanded with 140 housing units under a pending proposal by a Newton-based firm.

The project would include a pair of 4- and 6-story residential buildings replacing the parking lot of 6-10 Malcolm X Blvd., which serves an existing 34,700-square-foot office building which would be retained.

The plans will include a 4-story, 25-unit building facing Dudley Street and a 6-story, 115-unit building facing Malcolm X Boulevard, according to a notification letter submitted by attorney Derric Small to the Boston Planning & Development Agency. The office building’s facade and interiors also will be updated.

The developers acquired the 1.6-acre parcel in June 2022 for $13.5 million according to data compiled by The Warren Group, publisher of Banker & Tradesman.

The existing building is a former Roxbury Boys Club headquarters that was renovated as offices in 2000. It includes such tenants as Bluehub Capital, a lender that’s been active in financing recent and pending Nubian Square developments, including predevelopment funds for the Nubian Ascends project on the BPDA-owned Blair lot property.

10 MX Owner LLC is a Newton-based corporation that lists Yonathan Halperin and Jacob Amsterdam-Vance as officers.
