A developer unveiled plans for a 149,000-square-foot apartment complex alongside one of Allston’s main thoroughfares, including a new post office as a potential ground-floor tenant.

Eden Properties of Boston wants to replace a group of vacant commercial properties and surface parking with a 4- to 6-story multifamily building.

The 1.1-acre site includes four parcels on Harvard Avenue and Cambridge Street. The former Allston post office, which closed in December 2019 because of structural problems, could become a tenant in the new “Allston Post” development, according to a project notification form submitted to the Boston Planning and Development Agency.

The development firm, headed by Michael Samuels and Noah Maslan, proposes 25 income-restricted units, or 14 percent of the total.

Eden Properties has placed two of the parcels, located at 25-27 Harvard Ave. and 31 Harvard Ave., under agreement. It acquired 39 Harvard Ave. for $5.5 million in December 2021, and 410R Cambridge St. for $3 million in November 2022.

The project proposes 5,000 square feet of ground-floor commercial space.

The parking ratio is equivalent to 0.34 vehicle spaces per unit, or 58 vehicles in a partially-covered surface parking, along with 170 bicycle parking spaces. 

As proposed, the project will require Zoning Board of Appeal approval of a conditional use permit, and variances for maximum building height, maximum floor area ratio and minimum rear yard. Developers are targeting an early 2024 groundbreaking and completion in 2025.
