A 178-unit apartment and condominium complex would replace a hotel in Brighton under newly filed development plans.

A 7-story, 163,000-square-foot development designed by Stantec would replace the 74-room Hotel Boston at 40 Mount Hood Road. The new development would include 114 condominiums and 64 apartments, according to a project notification form submitted the Boston Planning and Development Agency. The designs include individual entrances for nine two-story townhomes facing Egremont Road, and a 1-story parking podium with 142 spaces beneath a 15,000-square-foot central courtyard.

Developer 1650 Commonwealth LLC of Boston, led by John Matteson and Yue Li, acquired the three-parcel site totaling 1.7 acres for $15.3 million in January 2017.

As proposed, the project requires variances from the Zoning Board of Appeals for minimum lot area per dwelling unit, floor area ratio, building height, usable open space and minimum front yard depth.

Units would range from studios to three bedrooms, with 23 affordable residences on-site to satisfy the city’s inclusionary development policy.
