Boston developer Redgate Capital Partners is proposing Revere’s latest large multifamily development: a 291-unit project just across the water from several proposed luxury developments in Lynn.

The development is planned for a nearly 5-acre site at 22 Whitin Ave. Extension, currently home to a marina and boat repair business plus a towing firm and electrical contractor Inello Electric.

Plans filed with the city of Revere by architect Arrowstreet show a 6-story, roughly triangular building dubbed “Gibson Point,” built around an amenity courtyard and surrounded by a “boardwalk” that connects to the city’s neighboring Gibson Field park. Other amenities outlined in the plan include a sixth-floor sun deck overlooking the park, extensive outdoor terraces – including a dozen built into a sloping greenroof on one portion of the building – a “Zen garden,” “wellness lounge,” gym area, coffee bar, dog wash, coworking area and retail space. One parking space will be provided per unit, largely under cover on the ground floor, along with a substantial bicycle storage room.

As part of the project, Redgate is proposing to reconfigure offramps the site and next-door Point of Pines neighborhood use to access Route 1A to add more public park space, including a basketball court and additional public parking.

The project joins several planned for a variety of nearby parcels further along Route 1A in Lynn, with several approved projects being marketed for sale as Lynn officials and developers seek to flip the stretch of industrial and auto-dominated retail uses to higher-end developments.
