While the hotel industry reels from travel downturns, a Brookline developer is looking ahead to the post-COVID era and prospects for a large mixed-use project at Coolidge Corner.

Chestnut Hill Realty is moving forward with permitting for a mixed-use project including a 210-room hotel and 143-unit apartment building, replacing the Waldo and Durgin garages.

Chestnut Hill Realty President of Development and Construction Marc Levin said he’s optimistic about the prospects for additional hotel supply in Greater Boston given the estimated four-year permitting and construction period prior to opening.

“We have a pretty long lead time, and our consultants are telling us that’s probably a really good time to come online,” Levin said.

The firm has selected an undisclosed operating company that will help determine the hotel brand, he said.

The 1.4-acre site spanning three parcels on Waldo, Pleasant and John streets would include a cafe and coworking space on the ground floor of the 13-story apartment building, according to preliminary plans submitted to the town of Brookline. Amenities in the 10-story hotel would include a restaurant/bar and fitness center.

Designed by Cambridge Seven Architects, the Waldo-Durgin development includes a 289-space underground garage with 158 spaces dedicated to the apartments, 70 for hotel guests and 10 for the coworking space.

In 2016, Chestnut Hill Realty proposed a 320-unit apartment complex under the Chatper 40B affordable housing law, attracting opposition from residents and some local officials. In 2018, Chestnut Hill Realty agreed to delay the 40B proposal while a study committee reviewed the mixed-use hotel and apartment alternative and a zoning amendment that was approved at town meeting in 2019.
